Oregon Home | 21 RUMMER WHEN ROBERT RUMMER last spoke to Oregon Home in 2011, he distilled the architectural vision for the houses he built between 1959 and 1975 to just a few words: “Houses that bring the inside out or the outside in.” Now a new generation of homeowners drawn to the builder’s iconic designs and eager to update and honor the originals are creating a mini-boom in the neighborhood of Bohmann Park, home to more modern-contemporary-style Rummer homes than any other. We joined the nonprofit Restore Oregon for the group’s recent public tour of “Mr. Rummer’s Neighborhood,” just one event in the organization’s year-long celebration of mid-century design. 22 | Oregon Home PHOTO: MATTIAS SEGERHOLT Did Rummer bring the inside out or the outside in? Most of the builder’s designs included atriums intended to blur the lines between indoor and outdoor life. This four-bedroom, twobath, 1,918-square-foot home, owned by Jennifer and Mattias Segerholt, has a similar floor plan to a home by prolific California modernist architect Joseph Eichler, who inspired Rummer. The Segerholts have overseen a number of updates during their 16 years in the home — including outdoor decks covered with Ipe wood — and updated cupboards, fixtures, tile and bathroom finishes. But the couple’s favorite space is still the atrium, where they added aggregate flooring. “The best part is the ability to enjoy a garden feeling during the rainy months,” says Jennifer. “It also functions as a gateway or calming reset as we come home from a busy day.” HOUSEPLANT Heaven

Oregon Home | 23 Homeowners who live in Rummers (there are roughly 300 in the modern-contemporary style in Portland) often take pains to preserve the intent of the originals while making reasonable, livable updates. Perhaps none has as high a calling as Melissa Dorman, owner of Robert and Phyllis Rummer’s original (2,096 square feet) three-bedroom, two-bath 1966 home. The home features a greatest hits of mid-century features, including a courtyard entryway, mahogany paneling in the main living space, exposed ceiling beams, glass and metal sliders, a home office, and a Japanese garden out back. All four previous owners have been cautious renovators. “I am very careful about preserving the historical integrity of the home,” says Dorman, a real estate agent who works with investors. “From what I can tell, most of the house finishes are still original and in great shape today.” INTACT Vision Melding the outdoors with the indoors has become fashionable in nearly all new builds in the Pacific Northwest, but Rummer was a pioneer in the concept. This four-bedroom, 2.5-bath 1966 home (2,400 square feet) owned by Rob and Michelle Billingsley brings natural light into the home through six slidingglass doors and six skylights. The couple lovingly updated the home with Jeff Metke of Metke Remodeling, removing some mid-mod elements, like the Roman bathtub, while transforming others. They incorporated furniture designs from the era with their friends Renee and Erez Russo, owners of EWF Modern in the Pearl. “They were key in putting it all together,” says Rob. “Their organic modern style is something we have always loved.” LET THERE Be Light

24 | Oregon Home RESTORE Oregon Modernism In 2023 Restore Oregon, a historic-preservation nonprofit, celebrates 10 years of saving, honoring and telling the story of design from the mid-century. The organization’s year-long roster of events highlights the standout buildings from the era and is created to inspire Oregonians to preserve, reuse and pass forward mid-century modern buildings. When interior designer Kate McEachern bought this fourbedroom, two-bath, 1966 Rummer in 2021 with her husband, Casey, they were only the second owners of the home. “I loved what a time capsule it was,” says Kate, who specializes in designing mid-mod properties. As one of the largest Rummers, the home comes with 2,537 square feet expanding off of a smartly appointed open living space with a tuckedaway galley kitchen. An interior gallery replaces the ubiquitous Rummer atrium. Kate replaced dilapidated walnut paneling with new Luan panels finished with a vintage patina. In her 18 years with Renaissance Homes, she’s risen from sales assistant to Oregon principal broker and custom-home sales manager, guiding hundreds of clients through the build process along the way. But tackling a custom-home build for herself was the most exciting and high-stakes project she’s ever worked on. Luckily, she knew she was in good hands. BY KATY SPRATTE JOYCE “Renaissance’s custom-home process is so unique, as most custom-home builders are ‘one guy and a truck,’” Andruss says. “With other builders, the clients are paying additional costs for plan design, home selections, etc.” In addition, Andruss says, “Our design studio, plan designer and fixed-pricing model are very unique in our market. Most custom-home builders use cost-plus pricing models, so our fixed

28 | Oregon Home pricing system means Renaissance is just as motivated to finish our client’s home because we have locked in their pricing; this means we have to be extremely efficient and diligent from start to finish. Not to mention, with our team, we are able to build more homes annually than your typical custom-home builder, meaning we get better pricing from our subcontractors due to economies of scale, which is a great benefit to our client’s bottom line. With close to four decades of experience in our market, we have established long-lasting relationships with some of the best subcontractors and vendors in town!” Renaissance Homes has an amazing team ranging from land acquisition and evaluation to construction experts (one dedicated construction manager who will physically see each home they’re managing daily), CAD/plan designers who design with your desired budget in mind, interior designers (including an in-house design studio) and its own sales team. “It truly takes a well-oiled machine and a village to do what we are doing right now, and each person plays a pivotal role,” Andruss says. She further elaborates, adding that the in-house sales team serves as the client concierge, the main point of contact for a custom-home project. The home pro was especially pleased with the Renaissance Way road map, which she credited with making the build experience seamless. “I love that we have direct communication with the construction manager, including the electrical and concrete walks during construction,” she says. “It makes it much easier to decide what you’d like and where. It is so easy and imperative to have a team behind you that takes away the guesswork.” Andruss’ experience was smooth from start to finish. “I loved [having] a team of experts to hold my hand as I navigated the custom-home process!” she says. Initially, she chose to make a few tweaks to her favorite Renaissance Homes plan, the Lanewood, including adding space to the primary bathroom to allow for a separate seated makeup vanity, extending the third bay in the garage, and expanding the outdoor covered living area to make room for a barbecue porch. It took roughly four months for engineering and permits, which

Oregon Home | 29 gave Andruss ample time to secure construction financing and make design studio selections, and then the dig started in June 2021. The realtor took occupancy in March of 2022. “I feel so good about the process, my choices, and my home. I cannot think of anything I would change,” she shares. Her property sits on just under an acre, perfect for Jazzie, Andruss’ Great Dane/Lab mix, and the occasional foster dog. It’s perfect for events, and she has had a few since moving in. “It is primarily the two of us, but I love to host,” Andruss says. “I love that the open concept has easily held 75 people without feeling cramped. The large stacking-glass slider, outdoor heaters, and fireplace turn the outdoor covered living room into a space that can be utilized year-round comfortably for entertaining or relaxing.” Working with her team was extra special from their perspective, too. Lynnette Sandgren, Renaissance Homes’ director of design, summed it up, adding, “Amanda was a dream client in that she came to us with a list of ideas and finishes that she was drawn to from our past and current homes, and trusted us to blend them in a way that expressed her style. 34 | Oregon Home TEAMWORK MAKES THE DREAM (HOME) WORK CUSTOM FIT: W.L. Construction IT TAKES A TEAM to execute a complex remodel — and how this team was formed is interesting, to say the least. The homeowners are longtime residents of Lebanon, Oregon, and are family friends of architect Tim Richard of JTRA Architecture + Design, who was raised in Lebanon and now resides in Portland. The two parties had been toying with the idea of a major renovation for years, and when it started to look like it would become a reality, W.L. Construction was brought on board. With that, the team was formed and the stage set. “One of the fun things on this one was that we’re in Corvallis, the architect is in Portland and the home is in Lebanon,” says Lars Campos, who co-owns W.L. Construction with his wife, Cressa. “But it all just gelled really well, and the whole project W.L. Construction collaborates to reimagine a unique home in Lebanon. BY JON BELL turned out wonderfully.” “I think a large part of this story is the collaboration,” says Cressa. “We aim to make an inclusive experience that really works for our clients and makes their vision a reality.” The nature and scope of this project meant it was best approached as a multiphase endeavor. Phase one was completed in 2019 and consisted of adding a full primary-suite addition and remodeling the rest of the living space, save the kitchen. The remodel portion entailed the removal of a dominating 6-foot-by-10-foot stone fireplace in the dining area; in its place, the team added a coffered ceiling flanked by two islands that define the new space. The homeowners also wanted to create a sunken living room in the house. To do that, W.L. Construction demolished the existing space, then shaved off about 20 inches

36 | Oregon Home of the concrete foundation. They also installed heated concrete floors stained a warm red. Where once there had just been a handful of windows, the new living room was opened up with lots of windows that run almost the entire length from floor to ceiling — especially nice considering the home’s view east toward the Cascades. All are trimmed with clear vertical-grain fir, with a running trim throughout the home that ties it all together. The addition of uplights, soffit lights and other lighting details also helped open up the space. “The lighting is sophisticated yet serves to add warmth to the space,” Cressa says. For the primarysuite addition, W.L. Construction worked closely with Richard to create a new space off one side of the singlestory home. They blew out a wall, creating a sort of gallery at the end of a hallway that leads into the master suite. The new space encompasses the master bedroom with a large closet, two private office spaces, heated concrete floors to match the living room and a primary bath with a custom shower. The first phase of the project also remodeled the home’s workout room and laundry area, which now has a unique dogwashing station for the family’s furry companion. The second phase was a garage and entry addition completed in 2021. The third phase of the remodel, a full kitchen redo, is now in the works as well. Lars says the project will revamp the kitchen in much the same way the rest of the house has been tended to, with the same elements — wood trim, lighting accents and more — woven in. “The kitchen we are doing now is kind of all of those things on a smaller scale,” he says, “so that the end result, after six years of work, will see the original scope and vision complete. When Lauren and Kate Yeiser met on a front porch in Portland through mutual friends (Lauren was borrowing climbing gear), they discovered they had a lot in common. And one of the most important commonalities for the tech developer and communications professional was their shared interest in doing whatever they can to reduce their environmental impact. “I think it comes from a slight desperation about the state of things,” says Lauren, about their drive to build sustainability into every aspect of their life with Kate. “We mostly look to make the right choices at junctures where we have a choice.” After much thought about how to build an eco-conscious life, the couple called on Green Hammer, a Portland designer and builder of Net-Zero homes, to create a dwelling where they could make their values manifest. Looking at a world where climate change is already altering the homebuilding process, they decided to construct a home that maximized living potential on a smaller footprint and incorporated all of the latest technologies for managing air quality and water usage, while limiting dependence on the electrical grid. The result is a home in the North Richmond neighborhood that just won Green Builder magazine’s Home of the Year in the “Drought Ready” category. The couple’s original plan was to renovate an older home with sustainable updates. This proved an impossibility, since most of the homes on the market needed a complete overhaul more expensive than building from the ground up. So they began looking instead for the right property — where sustainable additions like solar paneling and room for a water tank would be possible. They found it in a dilapidated one-story 1908 home in the North Richmond neighborhood of Portland, in a cluster of historic Craftsmans. That home had a difficult layout, was poorly positioned for daylight, was energy-inefficient and contained toxic chemicals. “The home on the site was in such bad shape, so we were able to feel OK about taking it down,” Lauren says. Oregon Home | 45 They could also feel good about the process Green Hammer uses to demolish older buildings like this, including funneling materials into creative reuse and Earth Advantage practices, a rigorous process used to limit the dispersal of dangerous chemicals during every phase of construction. “We knew Green Hammer from their Tillamook Row project,” Lauren says. “I really connect with what they do, especially on an aesthetic level, but they are also incredibly passionate about the tech involved.” The home the Yeisers built, while something of a standout on their street in terms of style, rises on two floors, creating a 1,700-square-foot, two-bedroom, two-bath home “rightsized” to maximize living area without having to overbuild for the neighborhood. The couple live on the top floor and have the bottom situated as an Accessory Dwelling Unit in the event they need to accommodate aging family members. “We get a really cozy, comfortable feeling by trying to limit the amount of space we need,” Kate says. Inside the home carries much of Lauren’s touch — which is aligned with the clean, functional and modern look of Green Hammer designs. “I’m an organizing nerd,” Lauren says. “Nothing is more beautiful to me than a well-organized drawer.”

Oregon Home | 47 Thinking Ahead: GREEN FEATURES AIR QUALITY Airtight enclosures, a super-insulated envelope and triple-pane windows all contributed to the home achieving Earth Advantage Platinum + Zero Energy certification. “When the house is closed up, we can’t even hear our neighbor’s music. It's so quiet,” Lauren says. SOLAR A Silfab 9.6kw solar array positioned for maximum efficiency ensures that the home operates as close as possible to Net-Zero energy. WATER Green Hammer incorporated into the design a rainwater filtration system by Conservation Technology, including a 9,000-gallon cistern, which satisfies 100% of the home’s annual potable water needs through rainwater harvesting, on-site water filtration, low-flow fixtures and rightsized plumbing design. MATERIALS Construction materials such as cedar-plank siding on the exterior and wood used throughout the house come from Forest Stewardship Council-certified trees, which are from responsibly managed forests. EARTHQUAKE READINESS Construction methods should help the home withstand possible earthquakes in the Willamette Valley over time. For the outside spaces, Melissa Medeiros of LANDline Design worked with the couple to develop their landscaping based on the microclimates existing in the different zones of the garden. They focused on planting drought-tolerant and native species like madrone, native grasses, strawberry trees, ferns and kinnikinnick. The couple lost 150 plants during one of the state’s epic heat waves but has continued to work with the developer to dial in the garden spaces for the long term. “It’s a trial,” says Kate. “You think you know how things are going to grow, but it’s a really dynamic process.” Now that they are settling into their life in the home, they are noticing which spaces feel the best to them. Kate loves the bedroom, a smaller space with just enough room for a bed and two end tables. Lauren appreciates the tech and has been enjoying monitoring the air quality in the home through an app called PurpleAir. The Yeisers have since become something like neighborhood ambassadors in their community. Especially when the home first went up, people walking by stopped to ask about it and its systems, and some even came in for a look around. “Living here, charging our energy off the sun, I feel a sense of ease and peace that I haven’t felt before,” Kate says. greenhammer.com

Oregon Home | 53 AURA WALLACE AND Matthew French were planning their August 2020 wedding when the pandemic shut everything down. So instead of pumping their $30,000 wedding budget into a seated dinner event, they decided to build a backyard pavilion — complete with a pizza oven, an Argentine grill and an outdoor bathroom. More than 30 neighbors and friends helped with the project. “It was way too much project to do on our own,” says Wallace. As physicians’ assistants and first-line responders during the pandemic, they were eating a lot of takeout pizza. The couple began dreaming by laying out their initial ideas with pizza boxes in the backyard, shaping zones for gathering with friends out back. They eventually enlisted New Energy Works and its sister company, Pioneer Millworks, to design a timber-frame structure for their backyard in Northeast Portland. “I love that traditional, timber-frame style,” French says. “It has something really elemental about it.” The couple had a community event, like a barnraising, to install the structure and called on people within their immediate neighborhood for various other parts of the project. One neighbor helped build the grill; another, a painter, helped with the painting; another neighbor was a welder and assisted with those tasks. The project, which the couple credits with helping them develop deep roots within their neighborhood, has since gone on to be a national finalist for the Architizer A+ building awards in the backyard category. French, who has also spent time as a chef and caterer, now serves up regular seasonal pizzas (a classic margherita is a favorite choice) to crowds who stop by all summer long. “Pizza really is his love language,” Wallace says. “It’s a lot better than serving 200 people chicken piccata at a wedding,” French says. 54 | Oregon Home THE MORNING OF the French-Wallace pavilion project, about a dozen volunteers had gathered over pastries and coffee at a foundation site built in the couple’s backyard. A bell rang out, and the group, including the homeowners, raised the timber frame into position, each person shouldering about 25 pounds of the weight. Once everything was secure, the crowd began to shout. “There’s a sense of exhilaration when a large bent [at its simplest, a truss with legs] stands vertical and the weight of the timbers slack,” says Jonathan Orpin, founder and president of New Energy Works. Afterward, the company performs a traditional ceremony where a pine bough is secured to the frame’s ridge in honor of the trees used and the effort the group has put forth, and everyone toasts the new owners. In its 30 years in business, New Energy Works has done about a dozen community raisings involving groups of volunteers. The company’s largest was a 100-person one-day project for the Benedictine Brewery in Mt. Angel. “When we do a community raising, we look to feasibility,” Orpin says. New Energy Works always considers why it would raise the timber frame this traditional way. “I’ve long lamented that so many people know more about their new cars than their new home, and we want to be sure the home or structure starts off on the very highest note,” Orpin says. Oregon Home | 59 Moe Momtazi, owner and grower at Maysara Winery, and his winemaker daughter, Tahmiene Momtazi, make awardwinning Pinot gris and Pinot Noir at their 532-acre estate south of McMinnville. Perfect Summer Pairings: PINOT GRIS + FISH BY DANIELLE CENTONI AND KERRY NEWBERRY IT’S HARD NOT to draw parallels between the Momtazi family and their 500-plus-acre certified biodynamic estate in the hills southwest of McMinnville. There’s a thread of harmony and synergy that runs through both, as Iranian immigrants Moe and Flora Momtazi and their three adult daughters all work together and support each other in the business in a way that’s not unlike their holistic approach in the vineyard. Winemaker and eldest daughter Tahmiene grew up seeing firsthand the transformational power of holistic farming. Her father, Moe, an engineer by trade, farmer at heart, and a pioneer of biodynamic farming in Oregon, transformed the abandoned wheat field he purchased in 1997 into a lush vineyard of Pinot Noir, Pinot Blanc, Pinot Gris, and Riesling, the fruit of which is sought after among winemakers all over the valley. After earning her degree in food science and technology as well as fermentation science from OSU, Tahmiene worked at several wineries around the state and Kim Crawford in New Zealand before joining the family business as the inaugural winemaker in 2007. “Working with our grapes is truly a blessing because I can always count on knowing I’m working with the best fruit, and it shows in the wine,” she says. “By creating healthy soil and in return healthy grapes, we produce high-quality fruit without having to harm or take away from the local environment.” While many Willamette Valley winemakers point to Pinot Noir as their true love, Tahmiene says her heart belongs to white wine. “At Kim Crawford, I found my love of working with white wines. They had me step out of tradition and explore other ways to make it, and it set my white wines to be different from many of the other producers here in Oregon. Our Pinot Blanc is bright in acidity, fullflavored with mineral, lychee, lemon zest, and tropical fruits.” No matter what varietal she works with, the goal is always the same: let the fruit speak for itself. “I make sure that I’m not taking away from the fruit, but rather showcasing it in its truest nature.” BOOK EXCERPT

Oregon Home | 61 Courtesy of: The Momtazi Family, Maysara Winery Wine Pairing: Arsheen Pinot Gris Serves 4 to 6 This dish requires a little planning to do it right, but it’s worth the effort for the crispy crust (tahdig) that forms at the bottom of the pot during cooking. Paired with fresh fish simply seared until golden and flaky, it’s a lovely dish to pair with Maysara’s bright and lightly grassy Pinot Gris. Herbed Rice Ingredients: • 2 cups basmati rice • 3 Tbsp plus 1 tsp salt (divided), plus extra to taste • 3 cloves garlic • 2 scallions, roughly chopped • 1 cup dill • 1 cup cilantro • 1 cup Italian parsley • 1/2 tsp saffron • 3 Tbsp extra-virgin olive oil • 1/4 cup (1/2 stick) butter, cut into 4 cubes (divided) Method: Place rice in a bowl, cover with water, and stir in 1 tablespoon salt. Allow to soak in a cool location for 1 to 2 hours. Rinse the rice under cold water. In a food processor, combine the garlic, scallions, dill, cilantro, parsley, and 1 teaspoon salt and pulse until finely chopped. Bring 5 cups of water to a boil in a large nonstick saucepan over medium-high heat. Add the rice and the remaining 2 tablespoons salt. Bring back to a boil and cook, uncovered, for 3 minutes, until rice is al dente. (Break a grain in half; it should be hard in the center and soft on the outside.) Drain, then rinse rice with cold water to stop the cooking. In a large bowl, mix a scoop of rice and a scoop of the herb mixture, taking care so the rice does not break. Repeat until all the rice and herbs are mixed in the bowl. Grind or crush the saffron and mix with 1/4 cup of hot water in a small bowl. Heat oil in the saucepan over medium-low heat for several minutes until hot. Spread 2 cups of herbed rice evenly across the bottom of the pot. Drizzle with half of the saffron water and season with a pinch of salt. Press down on the rice to create a packed layer. (This creates the crispy tahdig.) Mound the remaining rice on top. Insert the handle of a wooden spoon into the rice to make a few holes for steam to escape. Arrange 2 tablespoons cubed butter on top of the rice. Cover, increase heat to medium-high, and cook for 10 minutes. Reduce heat to very low and wrap the lid in a clean dish towel to absorb condensation (see Note). Cook for 45 minutes. Arrange remaining 2 tablespoons cubed butter on top of the cooked rice. Drizzle with the remaining saffron water. Lightly fluff the top layer of the rice. Cover the pan and set aside for 5 minutes. Uncover pan. Place a large serving dish over the pan and, holding both tightly against each other, carefully invert the pan over the dish. The rice should have a golden, crunchy crust on top. Note: If your burners can’t go very low, place a metal heat diffuser or upside-down metal pie tin on the burner to avoid hotspots. Iranians use a cloth lid cover called a damkesh when making rice, but you can also wrap the lid like a bundle in a large flour-sackstyle dish towel, tying the ends up near the knob. Just be sure the fabric is secure and won’t hang over the sides near the burner. Fish Ingredients: • 5 to 6 salmon or steelhead fillets • Salt and black pepper • 2 Tbsp vegetable oil • 3 lemons or 2 sour oranges (or a combination), cut into wedges Method: Season the fish with salt and pepper. Heat the oil in a large skillet over high heat. Reduce heat to medium, then place fish in the pan. Cover with a splatter screen, if necessary. Cook for 4 minutes, or until the bottom is golden and fish is opaque halfway up the sides. Turn and repeat on the other side until the fish is cooked through and flakes easily. Serve fish alongside the herbed rice and lemon (and/or sour orange) wedges.
